Residential Property Manager - Dublin City Centre - €40,000 - €50,000

Hays Recruitment are delighted to have partnered with one of the leading estate agents in the Irish Property sector. Our client specialises in residential sales and property management services. Your new office will be based in Dublin City Centre and you will also have the opportunity to work remotely. You will be surrounded by an excellent team who are highly experienced in the property industry.

Your new role

Providing Block Management for developments
  • Setting up block management structures where none have existed previously
  • Managing the facilities on all aspects of block operations
  • Preparation of service charge budget & sinking fund budgets, apportionment and collection of service charges
  • Remediation of previously inadequately addressed facilities management requirements
  • Liaising with maintenance contractors, procurement and management of on-site works
  • Organising annual contracts with service providers
  • General site maintenance & site inspections
  • Attendance at Board of Directors meetings, committee meetings and AGM’s.
  • Liaising with owners (if required)
  • Insurance management
  • Meeting with clients and updating them on asset performance

Providing Tenancy Management as part of a team
  • Dealing with tenants queries on a daily basis
  • Pursuing tenants in arrears
  • Negotiating renewals with tenants as per landlord instructions
  • Addressing maintenance issues for tenants
  • Liaising with maintenance contractors & seeking competitive quotes for works
  • Liaising with block management companies on landlords behalf
  • Carrying out inspections of properties
  • Coordinating tenant move outs
  • Dealing with utility transfers
  • Preparing properties for re-letting and liaising with the Lettings Team
  • Reviewing invoices for payment each month
  • Meeting with clients and updating them on asset performance

What you'll need to succeed

  • Direct experience of 3+ years required
  • Must have relevant PSRA license
  • Knowledge required of landlord and tenant legislation, MUD Act, RTB regulations and statutory property obligations
  • Strong communication and negotiation skills
  • Proficiency in the standard Microsoft office suite including in particular MS Word and Excel
  • Show confidence in dealing with clients/tenants both in person and over the phone
  • Ability to build long term relationships with clients
  • Willingness to work hard and ability work on own initiative and attention to detail are essential
  • Must have use of a car

What you'll get in return

You will be rewarded with a salary between €40,000 and €50,000 plus benefits. You will be reimbursed for any travelling expenses and will have access to continuous training.
